Curlewis Growth Area – creating a community identity.

Victoria’s Bellarine Peninsula has seen strong population growth over the last 10 years. On the North of the Bellarine, the Curlewis Growth Area has been developed in line with the Jetty Road Urban Growth Area Plan 2007 as one of Geelong’s major residential areas planned to absorb ever-growing demand.

The Curlewis Growth Area is bordered by the bay beachfront to the North, the Griggs Creek nature reserve to the East, with the Geelong-Portarlington Road to the South. Regular bus services connect to Geelong railway station while popular cycling and walking paths connect to the famous Bellarine Rail Trail.

The residential estates in Stage 1 have been selling particularly rapidly over the last few years, with most selling out:

  • Bayview : last stage 12 now sold out; the last of the townhouse sites now selling
  • Baywater Estate: currently selling stage 10 of 11
  • Bellaview Estate: sold out
  • Curlewis Parks: sold out of 10 stages North of Coriyule Rd
  • Coriyule Estate: soon to release the last of 10 stages

The population catchment is reasonably diverse with homes ranging from $260,000 to $1 million plus making the Curlewis area an attractive opportunity for all potential residents including commuters to Geelong (just 15 km away), and everyone from young families to retirees looking for a sea change. Bayside swimming and fishing is three minutes away, surfing at Ocean Grove is only 10 minutes away.

Stage One of the growth area will see approximately 1,800 homes established. Currently, approximately 1700+ lots have been developed and sold.

Stage Two, which is currently in the rezoning process and is estimated to bring a further 1,600 homes, creating a Curlewis suburb with a population estimated at 10,000 residents.

Other nearby developments include Jetty North with 80 lots now under construction and the proposed rezoning of land on Central Rd which is planning for 550 lots.

The North-South connector road, Greenvale Drive and Tivoli Drive, is due for completion by December 2019. This will see the Bayview Central Curlewis Neighbourhood Activity Centre connect directly to the Geelong-Portarlington Road further establishing its role as a key population growth area.
